It was a bright and early start for the team this morning, overseeing a house relocation from Waverley township to its new home on Maxwell Station Road. To be fair we had the easy job this morning, it was the team from Brittons house movers who did the hard yards. The day started at 4am for them, so they can get on the road prior to the morning traffic. This home was moved as one piece so a relatively straight forward move. Minor preparation on the house prior to the move was needed, mainly to remove the concrete chimney and then it was just disconnecting services. Once the house has navigated it’s way to it’s new location, Brittons leave the house in place on the jacks ready for the piling team to take over once the sun comes up. The piles need to be dug according to the plans we put through council. All piles are inspected by the council to ensure the location of the home and the size of the piles are as per the consented plans. Once the piles holes are inspected the guys then concrete in the piles in preparation for lowering the house bearers onto them and fix them all down.
The bulk of Section2’s work had been in the months prior to this day, managing the council consent process for our clients to ensure it was smooth sailing on moving day. Being a rural consent we had to factor in all zoning requirements for the rural zone and also consult with our council planners to determine the best option for our clients. Other tasks included in the consent processing are organising a draughtsman to complete foundation plan, arrange Geotech report, gain fire service approval and finalise a waste water report. Once we have collated all this information and put together a detailed siteplan we are then in a position to lodge the building consent with council. After the house has been landed on site and the Brittons team are all done, we then manage the next phase of the project seeing the completion of all building, plumbing and electrical work right through until code of compliance.
Every house move is different, some can be relatively easy and others more complicated. The important thing is to get this information from the start so that you can make decisions based on accurate information. Otherwise starting the process and ‘winging’ your way through it can often lead to unnecessary costs and alot of double handling.
