This 858m2 property was purchased with a 3 bedroom dwelling with an internal garage, and an overall house size of 192m2. To most looking at this section there was no chance of subdivision. In fact we were told on many occasions that there is no way we can subdivide this property. However with careful planning, extensive knowledge of the district plan and smart a house design we were able to produce an overall plan that council have approved. One of the key factors in making this possible was having the foresight to change the entrance to the existing dwelling from Parsons Street to Devon Road. This allowed us to achieve the 400m2 minimum lot size to the new lot, which keeps its access off Parsons Street.
