This 1851m2 property is a long narrow section and was purchased with a 3 bedroom dwelling, 72m2 garage carport and a 1 bedroom granny flat. The challenge for the Section2 team was utilising the full site whilst capitalising on all the existing structures. After running multiple different scenarios and costing out the return on investment, we settled with a 3 lot development.
Lot 1 would include the original primary 3 bedroom dwelling. Lot 2 would be home to the 1 bedroom flat (now becomes sole dwelling for that lot) as well as the 72m2 garage/carport. And lot 3 would allow for a section of 856m2 for which we have designed a site specific 3 bedroom 2 bathroom new build for.
The exciting (and sometimes challenging) thing about this section is working out ways to develop the land without taking away to many of its current features. For instance lot 3 is surrounded by mature fruit trees which we have designed our dwelling around to keep as many as possible. Most of these trees will be 7+ years old so we don’t want to come through and remove all that growth. Firstly because the trees themselves are a great feature and add alot of value and appeal to prospective buyers, and secondly our idea of developing is enhancing the use of the land whilst blending in with the natural features it has as much as possible.
